i'm a tenant and unfortunately have been two months late on payment and I've reached out to the landlord to try and do a payment plan but also my lease ends this month so that makes it more difficult. they haven't been responsive. I've also gotten an email saying second notice for unpaid rent but no mention of eviction or process towards it. should I expect that an eviction notice is whats going to happen and how can I work to get something done

Depending on whether the landlord is understanding, or just wants you out, would determine whether the landlord will proceed with the eviction. The first step for the landlord would be a Non-payment notice. Depending on the lease, it could be a 30 day notice or a 10 day notice. Then the landlord would have to go to court to get a Petition for Eviction and serve that on you. There would be a court date about 2-3 weeks later. The landlord could also wait until your lease is over and Start a holdover case if he wants you out whether you pay or not.
