One can affect partition, orally, in which case, you do not need registration. However, if you affect partition by executing a written instrument, then in such case, such written instrument affecting partition need to be registered.

In case, of written instrument, you need to deed of partition executed amount all the Co-Owners, and get it registered with the Registrars Office. You will need to pay stamp duty on such deed. THe rate of stamp duty will depend on the valuation of the property, and the applicable state laws.
