Legal Question in Civil Rights Law in India

Hi,

I am located in Bangalore and planning to work as a broker in property business like, getting brokerage for house renting, office space or commercial place renting, selling buying house, flats, plots. Currently I do not have any capital or earning anything. Do I first need to apply for any real estate agency license before starting any such broker activity? Or I can start the business by giving advertisements in papers , websites as individual (no company name) and if I earn well and become a tax payer then I apply for license? Is it legal if I do not apply for any license and work as a individual broker for house rent, office space rent, buying selling plots, flats, lands? Is the license necessary if I only act as a individual broker in renting or leasing out houses and commercial areas and do not involve myself in buying,selling activities?

Dear Sir / Madam,

To commence your own business as a real estate broker, all you need is a PAN Card and in case you lease a shop to do business, only then you need to complete the license under the Shops and Establishments Act.
