Dear Shailesh,
Since old tenants were living like Owners enjoying big apartments / flats of the Landlord at rents of Rs. 150/- to Rs. 200/- per month and doing a lot of "dadagiri" and "bhaigiri" staking their legal right over the apartment / tenancy rented, the Landlord-Tenant relationship has been abolished and done away with in 1985. It has since been replaced by the Licensor - Licensee Agreement for Leave and License (ALL) which is entered into for a duration ranging from 11 months to 3 years with either a renewal or non-renewal clause in the ALL.
In the light of the above, you will need to renegotiate all the terms and conditions of your stay in the leased property with the Licensor (Owner) if you wish to continue residing therein.
Regards,
