Legal Question in Landlord & Tenant Law in India

I am living in a home on rent in kolkata for last years. The agreements is on renewal from 1st,july 16.
In new agreements landlord has change the condition of agreements from last two agreements.
1. As per last agreements structural repair was landlord responsibility,
But in this new renewal agreement it has been mensioned that repair is to be done by tenants.
2. Also in new agreements only two family members can stay, whis was not mensioned in previous agreements.
Please advise whether a landlord can change clause of agreements during renewal.

1) When u renew the agreement, it is like fresh agreement subject to changes.

2) If any party is not in agreement, it can be rejected and the house has to be vacated.
