Legal Question in Landlord & Tenant Law in India

Hello sir,

i have a question about my tenancy right in a commercial property situated in mumbai. the rent receipt issued to me is on my great grand father name Essah Noor Beg . we are the only one tenant of our landlord construction is old building erected in 1932 according to my landlord sons we have occupied in 1936. now my issue is my great grand father died in 1948 according to some relatives (who are still alive) in uttar pradesh so we dont have his death certificate, my great grand father had only one son Shaukat. now my grand father got all license transferred in his name in 1955. my grand father gave a power attorney to my father in 1974 to run the establishment. in 1982 as my grand father health was deteriorating he had written a will for my father and his real brother but it could not be registered. In 1984 my grand father passed way my father and uncle transferred my license in their name in 1985. now my father is also no more in this world. now we have occupied two shops but one rent receipt for both the shops issued on my great grand fathers name.

my questions are how can i prove my successions.

my landlord is asking more than crore rupees for transmitting the bill.

can this BMC license be helpful in proving the succession.

as we renovated the premises our shop no-2 now is vacant we are using it as our warehouse.

my landlord say essah noor beg were two brothers not father and son so according to him noor beg doesnt have any legal heir so one shop goes to the landlord, but from earlier day they issue only one rent receipt name writing on it as Mr. Essah Noor Beg according to us they are father and son Essah S/o Noor Beg, means Noor Beg is my great great grand father.

in how much grave danger am i in what all documents are required to prove the succession.

how should i deal with my landlady son as my landlord is very old aged doesnt like meeting anyone. please help me Sir thank u.
