Hi all,

I have purchased plot in pune on may 2015. The person i bought the land his name on 7/12 hand written as well as online. I applied for putting my name on 7/12 but after 8 months no action.

Taladi said the total area in that serve no is 50 gunda but on paper 60 gundha sold by owner. So last entries will be canceled.

As 7/12 is no more handwritten computer is not taking entry of mine because of extra area is sold. So talathi said 3 people who bought land last from main owner must be out to match area and then only my entry is possible.

She asked me to visit prant.

My plot is secure and i have possesion. But i m asked to appeal in court.

My question why i should appeal when my plot is not in that list who wilk be out.

Secondly if i appeal how long will it take

Thridly i have to wait until these 3 people disputes will be solved as it will take years and i can not do anything on my land.

Sir

First of all need to review the Village Form No. 6 and 7/12 to satisfy that who all are the owners of the land in question, and what is the exact area of the land. Second thing, need to see the Sale Deed, as to how the transaction has affected. Also need to review, what is the nature of dispute between the 3 people.

Unless, we peruse all the document, it not possible to give precise line of action.

Normally the law is, once a registered sale deed is executed, then authorities are supposed to give effect of such deed in revue record and mutate the revenue entry, irrespective of dispute of ownership among co-owners. So if all is order, then the Talata is suppose to mutate the entry in village form no. 6 and Mamlatdar shall certify the same.

If they are not doing, then instead of filing appeal, you can file a Writ Petition directly in High Court, directing the authorities to effect the revenue entries.
