Legal Question in Real Estate Law in India

I bought 2BHK flat in Pune on 22nd of October 2012. Somehow, after everything is done ( agreement for sale and sale deed ), i forgot to take my previous owners signature on Share Certificate transfer document. Hence, share certificate is not yet transferred to my name.

Society secretary is asking me to call my previous owner and take his signature for this transfer. Problem is, my previous owner is not in india..so not able to take his signature....

request you to help me in this regard so that i can get share certificate trasnfer on my name????

I have all the legal property documents...INDEX II , agreement and all....MSEB / Property tax name change is also done...only this SHARE Certificate is pending...pls help !

Dear Sir / Madam,

(CDA, Pune, Maharashtra)

Simply courier the Share Transfer Forms of the Society to the previous owner overseas and obtain his signatures thereon.
