Legal Question in Wills and Trusts in India

Hello,

my parents died without leaving a will. The land and the building is in the name of my mother who has died recently. We are two brothers but my elder brother has left the house 18 years ago due to family problems. He has his family staying seperately. I stayed with my parents till their death. I have my wife and son now staying in the house. I am not interested in succession. I want to transfer the property in my name. What is the pathway to get it?

I would highly appreciate if you give me the answer.

You will get 50%share on your name in title,after applying to the revenue authorities along with death certificate and succession certificate of your parents.
