Eviction

My tenants in AZ have just called 6 days after the rent was due to tell me they are moving out and cant pay the rent. They signed a 1 year lease and still owe 6 months. What can i do?

Please post for an AZ attorney. Typically, if a person signs an agreement, they can be held to the provisions of that agreement.
