My father has a two year lease for his office in a commecial building. Does the law in AZ require that my mother also sign this lease to make it valid?

The law does not require her to sign. If she does not sign, then the community property is not liable for the lease payments if your father defaults, only he will be liable. It's the landlord who wants her to sign. You state that he has a lease, is the lease in force already?
