As a grantor of a special warranty deed does the grantee have the right to sell property, change interior and exterior, or evict the grantor? What legal standings do the grantor's have?

The grantor of a special warranty deed gives up all property rights to the grantee, including the right of possession. It sounds as if you may have signed the special warranty deed under a mistaken understanding of the consequences. If you were tricked into signing the deed, it may be possible to undo the damage.
