Legal Question in Business Law in California

Lease Law

Hi, if I cannot make my rent and the landlord gives a paper saying I have to come up with the difference in 5 days or quit (it is not an eviction notice), can I just leave the business without any further obligations? What does the law say about the equipment and furnitures in the store that I bought and put into the business?

Re: Lease Law

Of course not. You have failed to meet your obligations to pay rent, and all the landlord has done has been to insist that you either do so or leave. Why should standing up for his right to collect rent from you cost him that very right? Such a system would make no sense.
