Legal Question in Family Law in California

I reside in L.A. California, want to separate from my partner of 16 years (we are not married) we own a home together with two children a 14 yr old and a 12 yr old. He is self employed and will state he can not afford child support. With this being said, if this is the case he can not afford the mortgage either- I would like to know if I can stay in the home with our children and pay the mortgage
