Legal Question in Landlord & Tenant Law in California

I am an apartment owner. I have a tenant who lives in a one bedroom apartment with a garage. He is supposed to only be able to have two cars for his apartment.

However he has 5 commercial trucks for a window replacement business. He keeps windows in his garage and has the employees show up in the mornings and load trucks, many times they break glass and leave old windows leaning against the walls or apartment building. What are my legal rights to enforce him not to run a business off a public apartment complex. The other neighbors hate it and want the trucks gone. What are the laws i can present to him to cease and desist. He also blocks the fire lane with the trucks.

First, check your lease agreement to see if such commercial activity is prohibited. If it is not, you can still require him to stop all commercial activities. Also, if he is on a month to month tenancy you can terminate the tenancy by giving proper notice.
