Legal Question in Landlord & Tenant Law in California

I am a California landlord, I have been trying to get the keys from our tenants with no luck. We have given them a thirty day notice and it has passed. They have completely moved out and said the keys where placed in the mail box. We checked and there is nothing there. We asked them that we need the keys or we will have to file an eviction. But we have no Adress for them to get in contact with them. They text us saying that they moved out and left the keys in the mailbox so if they aren't there it's not their problem. They said that they don't live there no more so we can't evict them. It's been a month and the duplex is still empty, but we are not sure what to do since we have no keys and we do not want to get sued for trespassing as we do not have a signed paper saying they have abandoned the residence. What are our options? Any help is appreciated.
