Capacity To Sue

Can a landlord start an unlawful detainer action in his name alone when the property is in a Trust Transfer Deed. GRANTOR: A and B , Husband and wife. Do both names have to be on the complaint?

No, the face of the unlawful detainer complaint asks your relationship to the tenant. You will check the box: "Landlord".
