Legal Question in Landlord & Tenant Law in California

Friend was facing eviction for non payment 3 months into 1 yr lease, i moved in with verbally authorization as 'ROOMATE' from landlord (This is a lie friend has not lived her since 2 days before i moved in) i Paid every rent for 6 consecutive months by myself , have money order ,receipt,utillities my name, kids enrolled in school here, Now soon lease is up. Today found out Friend moved out of state without telling me and Im not on lease,manager speaks to me regularly, and dances around adding me on lease situation. She dosent know he moved yet either, I HAVE nothing in writting but note from x friend, and been here 6 months with receipts and want to live in this hole i transformed into family home long term with my kids. do i have any rights ?manager refers to me as roomate, and I WANT A lease with my name on it . please help .is it legal to give verbal ok with out lease?HELP ANY ADVICE PLEASE . STAY BLESSED THANKS

You have no legal rights, unfortunately. Although you probably have the rights of a tenant, having paid rent directly, even if you were on the lease the manager would have no legal obligation to renew it or give you a new lease. All you can do is negotiate for a new lease. A verbal agreement would only be good if they take your rent payments, and even then, without written proof they could evict you without cause on 60-days notice. Only a new written lease in your name would give you any real protection beyond that.
