Are there any laws to help landlords remove tenants that are preventing the sale of a property in California? The tenants are on a 1 year lease that is renewed on the first of the year. All tenants were offered $5,000 cash, 2 months free rent, and assistance to find a new apartment so they can vacate their units. 3 of the 4 tenants felt entitled to more money to vacate. Any legal advice that could help?

You need to consult with an attorney. Based on the zip code you have provided, it would appear that the property may be in the City of Los Angeles, particularly an area covered by the Los Angeles Rent Stabilization Ordinance, which is the City of Los Angeles' rent control statute. If you are removing the units from the rental market and the units are covered by rent control, then you must comply with the provisions of both the rent control statute and the Ellis Act. (Government Code sections 7060-7060.7.)
