Legal Question in Landlord & Tenant Law in California

I live in Los Angeles, L.A. County. My roommate and I invited a friend to lodge with us for 2 months at the cost of 500$ each month. There is no written agreement. He verbally agreed on October 8 that he would move out on October 31. He left for a "two day vacation on October 10th and has not returned. He's now refusing to pay rent or storage for any days in November that his belongings will be here. I am a tenant, not the landlord. How do I get him out if he doesn't return or return soon, and can I move his stuff to a storage area of the house?

Your relationship to hlm is the same as a landlord/tenant relationship. Apaprently you had a clear oral agreement wlith him that he had to move out after 2 months and he does plan to move himself but not his belongings. You must be in contact with him since he said he would not pay any rent. Notify hlm that vacating the premises means removing all of his items [as otherwise you can not rent his portion of the premises] and that you will hold the items in storage at a charge for doing so [give him a daily figure] and once it is clear that he has abandoned them you will sell what can be sold and disposs of the rest unless he picks it up by November --- at location at time. Any money you realize from the sale will first go to pay off the costs of the sale, then for the storage charges, and then to him.
