Legal Question in Landlord & Tenant Law in California

I am on a month to month lease and just received a 30 day notice, I've never received one before. I wanted to see if the 30 day notice was appropriate and if I legally request or make them give me 60 days instead? I also had a question about whether or not late fees were legal and how I can request any late fees back after the termination of tenancy.

You have to be given 60-days notice once you have been under a month-to-month for a year or more. Under a year they can give you just 30. Late fees are generally legal and you don't get them back. They are not legal if they are completely exorbitant, but if they are reasonably related to the cost to the landlord of a late payment, including such things as additional interest on their loan, or late fees from their lender, the charge is legal.
