Legal Question in Landlord & Tenant Law in California

I have a tenant who I gave a 30day notice to because he has been a constant problem. He paid his final month of rent, but he has since breached our month-to-month contract by being a nuisance so much so, that other tenants locked themselves in their rooms due to fear of him. So, I gave him a 3-day non-curable, eviction notice. Am I legally responsible to pro-rate the last month for the time he doesn't live here, or does he forfeit that due to breach of contract?

If he leaves because of a valid three day notice then you are entitled to keep rent money until you could reasonably re-rent the unit.
