If a tenant who is on a 12 month lease is evicted for non payment of rent before the 12 months is up, are they responsible for the unpaid rent until another tenant is found?

When ever any tenant is evicted for non-payment of rent, they remain liable for the rent for a reasonable period of time for the landlord to find another renter. Technicially, tehy owe for the entire year period but the landlord must mitigate damages by trying to find an acceptable tenant as soon as possible. What is a reasonable period of time is not really defined.
