Tenant Problems

I have tenants who haven't paid rent in 3 months. I decided that I'd give them a chance and let them stay after the first month of no payment. Since, I've kept giving them chances.

Now that things are getting tight for me, I can't evict them because they call the city on a weekly basis complaining about living conditions. Some of their requests are completely unfair but I'm willing to comply just to be able to evict them.

The woman who's name is signed to the apartment doesn't even live there anymore. The ones living there are that woman's son,his girlfriend (she's the one filing the complaints) and their two kids.

I'm stuck because I know that she keeps filing those complaints because she knows I can't evict her now (that's what I've been told). I am also almost positive that they will not have the money for the past rent that they owe me.

Basically, I have to almost completely remodel the apartment (they want new floor, kitchen cabinets, appliances, and more!) meanwhile they are not paying rent. What are my rights? What steps should I take to get them out?

You should serve a 3 day notice (no late charges should be in the notice). If you have any questions as to the eviction procedure, plesae call us.

You should immediately serve them with a three day notice.

Things are not going to get better by waiting.
