Legal Question in Landlord & Tenant Law in California

I am the tenant side. My copy of the contract is not as clear, therefore I wonder if it will be valid.

I suspect the original one might not be valid as well. For example, the contract was originally signed by the landlord's daughter who is a minor and later on I heard from my friend that signing with a minor doesn't make the contract valid so I told the landlord himself to sign it again. The landlord just crossed her daughter's signatures and wrote his aside. However, part of his signature is on the crossing lines...

If he signed it, even if somewhat not legible, it should hold up in a court of law. If it ever went to court, he would have to admit the signature or perjure himself.
