Legal Question in Landlord & Tenant Law in California

I have been a tenant at will for 2 yrs ..in my out of state brothers, duplex in Calif. I pay no rent We had a verbal agreement that I pay for a Gardner on a monthly basis to maintain the yards of both units in lieu of rent & I have personally paid his property taxes that were in default.I also pay all my own utilities & live alone. Then about 2 months ago due to his health & old age my brother conveyed his ownership of the duplex to his oldest son. I was not given any notice from either of them whatsoever and still have not received any then 2 days ago his son came to me and handed me a 35 day no fault notice to vacate and told me he is the new owner . Question does the son have to give me a change of ownership notice first before he can give me a notice to vacate. No rent control

You changed your story. Last week you told us that it was your step brother's broker who handed you an envelope in his office that was blank and contained the 35 day notice. Several attorneys, including myself, have told you that the notice is more than sufficient to terminate a tenancy at will. You are now omitting your zip code.

You keep post this question with various changes that show that you lack credibility. I have also pointed out your lack of respect. Please stop posting. I will be contacting Lawguru's IT today to have your email account blocked as I have warned you about this before.
