Two broken feet resulting from fall down fire escape

Summary or events leading to injury: Fri 06-23-06. Front gate broken in apt bldg. door not fixed, tied up w/ bike chain instead. Did not recieve phone call regarding this. Not given lock code. 1 am- come home from work. Tried all side and back doors. All locked. Climbed up fire escape to get into bdrm window. Ladder came loose, crashing into sidewalk, breaking both my feet. Emergency room via ambulance, foot surgery, physical therapy needed. 2 weeks missed work. Now in wheelchair. Do I have a case?

You likely have a case. I think it's foreseeable that one can get injured from using a fire escape. And since you were essentially forced to use the fire escape, as a result of possible negligent management of the premises, I think you may have a pretty good case.
