collecting on out of pocket expenses

I am a realtor . I had a listing agreement with a client that expired in Dec 09. The husband and wife are getting a divorce. The husband has decided that because I am related to his soon to be x wife he does not want to work with me. He has made it impossible to show the property. I have agreed to cancel the listing but it clearly states and they have initialed and signed the cancellation form and my bill . Can't I file something like a mechanics lien. They will list with someone else and he will sell the house. How can I collect on this. Can I put a lien on the house so that when they do sell it I get paid. Please advise.

If this is for Costs, and is provided for by the contract, you can collect, but I know of no method to lien the property without a judgment.
