Legal Question in Real Estate Law in California

I have durable POA and Health Care POA for my mother. She is showing signs of diminishing health and I should invoke POA rights soon. My step-father wants to sell some community property soon. Does he need me to sign the documents on her behalf? We live in Los Angeles County.

I would say make sure your stepfather is aware that you hold the POAs and what they say, and try to maintain communications and good relations so you don't end up locking horns later on. Without seeing the documents, I'd say your signature is probably needed; there could be exceptions, e.g., if the recorded instruments don't reflect the community nature of the title.
