Legal Question in Real Estate Law in California

My father created a life estate deed when my mother died noting me, his daughter, as the remainder man, with him given the rights, if he chooses, to live at the property until his death. This was created 2 yrs ago. My father has decided he no longer wants any part of the house and would like to do a quit deed to the life estate deed to get his name off of it. The main reason is because he has a reverse mortgage on the house that my husband and I would like to convert into a fixed mortgage to pay off my fathers reverse mortgage. Can this be done legally?

The answer to your question is Yes; what you describe can be done. A review of all deeds from purchase to date would be required to determine what needed to be done.
