The owner of a mobile home wants to sell the mobile home... because he owes back rent of space which he can no longer afford.

Question, can the buyer be held accountable to pay for back rent... owed by the current owner?

It first depends on whether the mobile home park has obtained a judgment for unpaid rent and taken a judgment lien on the home. If so, the buyer will most definitely have to pay the back rent in order to keep the mobile home from being sold out from under them to pay the lien. If the park does not have a lien, the new owner isn't technically liable for the back rent, but the park can evict them and have the unit removed from the park if they don't pay. So either way, a buyer should price the purchase with the assumption that they will have to bring the rent current in order to keep the mobile home, i.e., deduct the past rent from the market value of the mobile home in order to set the price.
