Legal Question in Real Estate Law in California

I am in the process of selling 55 acres the buyer and I have agreed on 50% mineral rights, the title company doesn't document this information on the new deed, How can this be documented and is there a form I can use to ensure it get recorded by the title company, my portion will go into a trust for future generations.
