Legal Question in Real Estate Law in California

I purchased a home 3 years ago. The money that I used for the down payment was a gift. The lender, signed a letter saying that repayment is not required. Now almost three years later, the lender is requesting repayment. Do they have any legal grounds to pursue this?

I doubt that is what the lender said no repayment. Why do you have a loan if it never needed to be repaid? If they made a promise to your detriment it is enforceable but if it involves land it must be written and signed by the defendant party.
