Legal Question in Real Estate Law in California

As a seller i signed sals contract with a broker. the deal did not go through. the buyer has approached me building to Sell the building directly to him. I do not have official signed agreement with the broker to represents me however there is language in the sales agreement referring to commissions due but no commissions as a percentage or amounts is defined. If I sell the property directly to the buyer am I legally responsible to pay commissions thank you

That is going to be determined by the terms of your original sales contract with the broker. Without knowing the exact terms of your deal with the broker, there is no way to answer your question.

Most broker contracts oblige the seller to pay the broker's commission if the property sells during the listing period or within a certain number of months after the listing period, whether or not the broker participated in the sale. As Mr. McCormick points out, it would be necessary to take a close look at your particular contract in order to advise you, but offhand I'd think you're probably responsible to pay a commission if a deal closes relatively soon.
