Legal Question in Real Estate Law in California

I'm not sure if I would speak to a real estate attorney but I am purchasing my 1st home. Realized lender was overcharging us by over $7000. Requested to change lenders & old lender will not release FHA case to new lender unless I agree to pay them. If the case is not released I cannot get my loan. What are my options. Lender has also done other things that I believe are against the law, not providing GFE until I demanded a copy, charging more for appraisal than what the appraiser charged and trying to still process the loan after I requested to cancel. I believe she was trying to submit the loan to underwriting so she could try to validate the charges they are requesting now. - Add additional information

FHA loans are regulated by the federal government and a complaint to the proper regulatory agency would probably help straighten this out. You might consider a phone call to your representative in congress (through his/her local office)--most are very responsive and helpful to their constituents in cutting through red tape and have staff members who can give you guidance on who to approach and may even intercede for you. You may end up having to hire a lawyer to assert your rights, but if the government gets involved, the lender will likely resolve this quickly.
