Tenant gives written intent to renew lease for one year, landlord does not respo

recently moved to LA. agreed to take apt. for 6 mo. till end of spring term. week or so moving in (nov 1), got the lease which says it is only vaild from nov 1, 02 to dec 31, 02.

called the property manager. got her machine. more calls made, none returned. once reached her and she dismissed me without listening to what I had to say.

wrote a letter expressing our desire to take the lease for a full year. also sent a copy to the building manager. tried to send registered mail, no address for prop mngr, rent goes to box in building.

no response whatsoever from the landlord. not signed the lease. What should I do? Is there any way I can protect myself? afraid she may be avoiding me to rent to someone else on expire.

rent controlled apt in Palms/Culver City/West LA.

Please help!

This is really strange landlord behavior and probably somewhere in here is buried a violation of some tenants' rights law. If the property is in L.A. it is probably subject to the local rent control ordinance. Hopefully you will get a LawGuru response from someone who practices down there. Until then my suggestion would be to read the ordinance and try to relate its provisions to the manager's conduct and your situation. This could give you a clue as to what's afoot.
