Legal Question in Wills and Trusts in California

What do I need to do to get the deed of the house transferred into my name. Mom passed away about 3 yrs ago, and the property taxes are passed due. Need a loan to pay them. Wanted to take a loan out against the house to pay them. I'm. The only living immediate family member. I am unable to locate the living trust. What can I do?

Get to an estate administration attorney. Locating the trust, if one exists, is a priority. If the title is in the name of the trust, and you cre not able to locate it, there is no way of determining who is to get the house. If you can't find it, check with your mothers attorney who prepared it ( she did use an attorney?) . If the deed does not reflect ownership in the trust you need to try to locate a will or go to probate based on intestacy.
