Legal Question in Wills and Trusts in California

my mother has recently just passed.3 siblings.she left a house with about the full value of the loan due and a car with 40 payments left.no will or any other legal document left.a granddaughter would like to buy the house providing she is able to the 3 siblings have agreed that would be fine.that aside.what is our next step on handling the property? i have cancelled all her credit cards and have notified her retirement and the funeral home had notified social security.After the cost of the funeral funds are tight.As our names are on nothing do we just sit back and let things go? or what are we to do? any advice would be greatly appreciated as lost as to what our next step should be. thank you.
