partnership
my business partner is preventing me from entering the premises and perform my duty as 50/50 partner because his name only is on the lease, even though both our names on the business.

There is no easy answer. You either come to an amicable resolution and have a good written agreement drafted the court can resolve the issue. Contact an attorney.
