Legal Question in Landlord & Tenant Law in Colorado

El Paso County, CO. My landlord sent me a letter stating my month to month lease will not be renewed and I have

til 06/30 to be out.

What is the legal process if I choose to be evicted. Landlord sent me a text message yesterday stating we need to

do a walk through because the place has been rented out all ready. The new renters move in on the first. I have

lived here for over five years, I pay my rent on time, I don't know why the landlord is doing this. I want my day in court.

How do I do this?

You have no legal defense. The landlord doesn't need a reason to end your lease if he gives you at least 7 days notice.

However, if you insist on dragging things out, the landlord will have to file a complaint in court, serve you with the complaint, obtain a court order, and then arrange to have the Sheriff attend while your property is moved to the curb and the locks changed.

You should check your lease to determine whether you will be responsible to pay for these costs before you take that route. You should also consider whether any other landlord will want to rent to you after an eviction.
