can a lease be month to month ? for example , my yearly lease is now being converted to a month to month (with the same terms and conditions of the original yearly), the only difference is that the lease agreement states its month to month,

Once your original yearly lease has run out, it can be converted to a month-to-month lease with the same terms and conditions as the original year. Your original lease has now been converted to an oral agreement-- the rent will be paid on a monthly basis and the lease will continue without a final date until the landlord or the tenant ends it. It is important to be aware that once a lease has converted to a month-to-month lease, a landlord has the right to raise the rent. The landlord is not required to give a certain amount of notice to the tenant of an expected rental increase unless that notice was agreed upon when the lease was signed.
