Legal Question in Real Estate Law in District of Columbia

3 of us signed a rental agreement but our room mate has fallen behind in making the payments.As a matter of fact, my other room mate and I have been paying our room mates rent and utilities for 2 months. We have asked him to leave so we can find another room mate but he hasn't done it. How do we get him out?

Talk with the landlord regarding the situation and see whether s/he would consider giving this roommate written notice that as a signatory to the lease he must pay his share of the rent or leave. However, if that produces no result(or the landlord rejects this idea), consider suing him in small claims court for what you've already collectively paid in his behalf plus court costs.
