Legal Question in Elder Law in Florida

Specific to the State of Florida, should my mother put my brother, myself and my mother on the deed of her condo? Will we have to pay taxes now or when she passes? Thank you Michael

This is a complicated estate planning question regarding the avoiding of inheritance taxes upon the passing of your mother. The short answer is going to be that she should deed the condo to all three of you as joint tenants with rights of survivorship. This will allow for the condo to avoid probate altogether upon your mother's passing.
