My lease has expired my landlord wanted me to resign I said I needed a little more time to resign trying to buy a place waiting to see if it goes thru and if it goes thru I would give them 2 months notice she said that I can't do that I had to do that 2 months prior to lease expiring what is the law regarding this matter

There is no law covering this. If you don't re-sign a lease you would be a month to month tenant. You could give 14 days notice of your desire to depart and they could give you the same notice. If they terminate the lease on its ending date, you would be a holdover tenant and subject to twice the rental. See if you can reach a compromise on the time to give notice to move and end the new lease.
