Residential Leases

I moved into a house with two other people. All three of us signed a lease for a year, one of the roommates moved out early. We haven't found a replacement. What kind of legal action we can take to obtain her part of the rent until we have a new roommate?

We also let her borrow money to move in (first months and security deposit). She has not paid us back for that either. There was no written agreement for that, just verbal. What action should we take for that as well?

You can sue her - perhaps in small claims for the proportionate rent. Also for money lent.
