Legal Question in Landlord & Tenant Law in Florida

I have a signed lease contract for 12 months, $12,000. The renter terminated 4 months early ($4000). My lease states no rental money will be returned if renter terminates early. The renter did not leave when the contract ended nor paid the rent. I initiated the first stage of eviction. In addition the house was trashed. My lease states all renter rights are lost if they default on payments and house must be returned in same condition as received. Am I secure in keeping $700 security deposit? State is Florida.

You need to impose your lien by statute on the security deposit to secure your right. If they left, not sure why you would pursue an eviction, it was not necessary. if you want to collect unpaid rents you have to sue for those independently.
