Legal Question in Real Estate Law in Florida

I am in a very complex situation. My dad passed away in 1996 and left property in a testamentary trust. My mom was the overseer of the trust. She passed away in 2010 and we went through probate where all the properties became mine or so I thought. I ran into some financial difficulties and ended up doing a quit claim deed on the property as it was in horrible condition and I could not afford to have it renovated. The following tax season I received a letter regarding property tax and I was confused because I thought I was no longer the owner. On the envelope it was addresses to my dads estate. I called and apprently the properties are still under the testamentary trust. I think that I did not have ownership of the property to sign the quit claim deed. Is the quitclaim deed invalid since I never was the owner?

No way to answer this without seeing all the paperwork. If the new owner believes he owns the property it up to the new owner to clear title.
