Condo Age Restriction

I own and reside in a condo in a 55+ age restriction community. I am under the age of 55 but was able to purchase since 20% of the dwellings do not have to meet the age restriction. I now want to sell my condo to someone who is also under 55 but the board members state that I must sell to someone over 55. Since I won't be changing the percentage, this makes no sense. Is this legal?

It does not sound like it makes sense. Talk to the condominium's lawyer and ask him to tell you whether or not their restriction on your right to sell is valid, and whether he/she is the one advising the board that you cannot sell.
