Legal Question in Real Estate Law in Florida

Florida Homestead Exemption.

I would like to apply for the homestead tax exemption and was told I can't without a green card.

I purchased a condo in FL and been living permanently in my condo for the last 18 months. The condo title is under my name alone. I moved to FL under working visa and had a FL driver license.

My boyfriend is a U.S. citizen and have living with me in my condo from day one. Can either of us claim the homestead exemption? We plan to marry soon but it will take some time before I get my green card.

Will a change or transfer of property title can help? Can I just quit claim the title to him so he could apply for homestead exemption?

Application deadline is March 1st. Will they accept late application?

For him to claim homestead, I believe he had to own it as of 1/1/13. That deadline has passed.
