Is my landlord obligated to reimburse me for repairs?

I have informed my landlord of the various repairs that need to be done on more than occasion.

The front door which is wood needs to be replaced it is deteriorating, the carpet is in some areas is literately thread bare, the ceiling on the front porch is ready to collapse do to water damage. My question is seeing my landlord is not interested in making the repairs himself can I replace the front door,carpet,and porch ceiling myself save the receipts and have him reimburse me for expenses.Or can I put a lien against the property? Is there a way to get my money back out of the property if I make improvements on the house? There is NO lease.Just a verbal agreement. Any information would be greatly appreciated. Thanks.
